Flint Lodge is an exceptionally well equipped cottage situated on a busy farm that offers a range of active pursuits for holidaymakers of all ages and abilities.  A riding school and equestrian training centre on the farm provides additional stabling for visiting horses and ponies and an adjacent camping paddock and bunkhouse cater to a lively variety of visitors.  In the midst of the bustling activity Flint Lodge is a haven of comfort and tranquility.  It has been carefully designed and built to provide luxurious accommodation for up to 10 all on one level with special consideration given towards the less well able.  There is plenty of space to manoeuvre wheelchairs and 3 of the 4 bedrooms have access to a thoughtfully designed wet room.  Many footpaths, bridle ways and trails lead from the farm to the spectacular North Downs, while those less mobile can enjoy expansive views of the countryside from the private patio and garden to the rear of the Lodge. The local pub is just a half mile walk across the fields or a 2 mile drive. Ground Floor:
Flint Lodge has tiled flooring throughout with a ground source heat pump providing plenty of warmth via the underfloor heating system
Sitting/Kitchen/Dining Room is spacious and very light with two sets of glazed doors, windows and velux rooflights. One triple door opens east onto an enormous patio and the second opens south, where the sun sets on a second patio and wide paved path.  The Sitting Room area has three very comfortable sofas and an occasional table. There is a large dining table seating 8 and another smaller one seating 4 with elegant dining chairs. The Kitchen is very well laid out and offers split level work surfaces with a low level Bosch induction hob and sink, plus a built-in fridge/freezer, dishwasher, electric oven and hob and ample storage for the comprehensive range of crockery, cutlery, pots and pans including a specialist range of utensils
Bedroom 1 is the family room with a double bed and a single stacker bed with another that pulls out from underneath. There are bedside cabinets, a wardrobe, an armchair, chair, a dressing table with drawers and a TV/DVD with Freeview. The En-Suite Wet Room is very spacious and has very high quality fittings including shower, washbasin, towel rail, w.c. handrails and grips
Bedroom 2 has twin beds, two bedside cabinets, wardrobe, dressing table and armchair, chair and TV/DVD with Freeview. Another beautifully fitted En-Suite Wet Room adjoins the bedroom with shower, washbasin, towel rail, w.c., handrails and grips
Bedroom 3 has twin beds, bedside cabinets, wardrobe, an arm chair, a chair and a TV/DVD with Freeview. At present there is a washbasin and small towel rail - a small Shower Room with w.c. is planned for the very near future
Bedroom 4 also has twin beds, bedside cabinets, wardrobe, dressing table, two chairs and TV/DVD with Freeview. The En-Suite Wet Room is enormous with shower, washbasin, towel rail, w.c., handrails and grips. There is also a door for access to the main corridor from the wet room

Garden: Wide paved path surrounds the Lodge and there are two patios and a small garden overlooking the fields. Garden furniture and barbecue available.
Parking: Ample parking directly outside the Lodge and additional area opposite.
Heating: Ground source heat pump provides underfloor heating throughout.
Notes: A utility room housing a washing machine and tumble dryer is planned shortly. Dogs are welcome but must be kept on a lead when outside as there are free-range chickens and also sheep and horses nearby. There is a £100 security deposit payable on arrival. Accessibility Grading awaited.
