HELP

The following steps will guide you through the process of booking a cottage. Please note that if you need help at any time you can call our local reservations team on 01580 720 770 who would be happy to guide you through the process or take your reservation by telephone.

  1. Click on the 'Book Now' button. This is an orange button located down the left hand side of the page.
  2. Use the drop-down menus to select how many nights you would like to go for, the month, what day you would like your holiday to start, the number of adults, children, infants and pets.
  3. When you have selected when you would like to go an availability listing will appear below the menu along with the price for the specified period. Where a line appears in green this means the property is available, or a grey line signifies that the property is already booked.
  4. Once you have found when you would like to go and would like to proceed to book the property, click on the orange 'Book This' button to the right. This will begin the booking process.
  5. There are 4 steps to the booking process. The first requires you to enter your details into the form provided. Please click on the orange 'Next Step' button at the bottom-right once you have fully completed the requested information.
  6. The next step requires you to enter the names and approximate ages of all the people staying at the property. Once complete, please proceed by using the orange 'Next Step' button.
  7. The third step summarises the total price including your booking fee and allows you to mention any specific requests you may have in the box provided. You will also need to specify how you would like to pay for your cottage, by either paying now by using a credit or debit card, or later by phone, bank transfer or cheque. You must also tick the box which confirms you have agreed to our terms and conditions before clicking on the orange 'Pay Now' button to proceed to the final step.
  8. If you have chosen to pay by credit or debit card please complete the information in the boxes provided then click on the orange 'Complete' button.
  9. A booking confirmation page will appear and you will be sent an email with a breakdown of costs and details of your arrival/departure dates. Please note, if you have chosen to pay later then this booking is provisional and you must contact us within five days to arrange payment.

This lovely detached Oast House is one of a few properties along a narrow lane outside the  medieval village of  Beckley. It is set within a large garden backing onto the owner's grassland and woodland estate - beyond which is extensive woodland with free access for walking and cycling. Seaside and inland sporting, recreational and cultural attractions for all ages are within easy reach and there is an excellent superstore in nearby Peasmarsh.   Shop: 1 mile  Pub: 1 mile Coast: 6 miles

Ground Floor:
Sitting Room situated in the roundel with door to the garden, fireplace with wood burner and hand crafted oak mantle, well stocked bookcase, desk, large sofa, ample comfortable armchairs, standard lamp, satellite TV/DVD/video and a radio/CD player
Kitchen/Dining Room is South and West facing with door to garden, hand built Shaker units with table seating eight, old pine dresser and settle, electric cooker, microwave, dishwasher and concealed in a cupboard are the large fridge/freezer, washing machine and tumble dryer
Cloakroom with washbasin, shaver point and w.c.

Oak stairs lead to beamed landing overlooking the garden ...

First Floor:
Bedroom 1  is in the roundel with a king-size bed, bedside tables with lamps, old pine dressing table, wardrobe, small settee,  TV  and En-Suite Bathroom with a large 'P' shaped bath, over-bath shower, shaver point, heated towel rail, washbasin and w.c.
Bedrooms 2 & 3  each with a single bed, oak futon chair (opens as comfortable adult single bed), old pine wardrobe and bedside table with lamp
Bedroom 4 with a super king-size bed (separable into two), with bedside tables and lamps, hand built Shaker style fitted wardrobe, old pine chest of drawers and two Lloyd loom armchairs
Bathroom has a large bath, over-bath shower, shaver point, heated towel rail, washbasin and w.c.

Garden: Safely fenced with beech hedge, lawns, shrubs and trees with glorious views over hilly farmland and woodland to the east. External lighting and rear gate to field available for ball games.
Parking: Covered parking in open fronted barn separated from the oast garden by surfaced area suitable for children to cycle.
Heating: Oil central heating. Woodburner.
Also Provided: Payphone and WiFi. Woodburner (1st basket of logs included), garden furniture, sunshade and barbecue.
Notes: A security deposit of £100 in cash is payable on arrival at the property. Please contact owner before arrival if you require the beds in a different arrangement than as specified above.
