This tranquil setting is visited by kingfishers, herons and mallards - all watchable from the rear windows of the house. Located close to impressive Bayham Abbey -  built in the 13thC with surviving remains including the church, abbey buildings and gatehouse -  a favourite site of photographers and painters.  With the Vineyard at Lamberhurst, easy access to Royal Tunbridge Wells and the station at Frant - all combine to make this a superb holiday location.  Shop: 3 miles      Pub: 2 miles
 
Ground Floor :
Kitchen/Dining Room is exceptionally spacious and equipped to a very high standard. Fully limestone tiled floor with under-floor heating throughout, granite topped hand-built units with electric four oven Aga with companion double gas hob, a separate ceramic hob and electric oven, microwave, dishwasher, fridge- freezer, walk-in pantry and dining table seating 8-10. There is also a large beamed fireplace to add yet more character to this wonderful family room.  The tiled flooring continues into the hall and the stairs can be gated off to allow pets to be contained in the kitchen/hall area at all times. To ensure safety of young children the stairgates may be used - or easily removed if not required.
Sitting Room is carpeted with a 2 seater sofabed,  a three seater sofa, occasional tables, coffee table, colour TV/DVD/Video/Freeview and a very attractive working fireplace completes this relaxing and comfortable space.

Garden: There is a front garden laid to lawn with borders and to the rear a lawn leading to the edge of the unfenced millpond - accessed via  a secure gate - and to the farm and fields beyond. In summer, a wooden table seating 8-10 under a parasol is available with patio heater for chilly evenings. Gas barbecue and garden toys for children are tucked away in the secret Wendy House.
